@Dan Cerempei-Congrats on the 2nd home. My vote would be on keeping it as a rental like many other fellow investors have mentioned. In time it will build your networth, meanwhile collect cash flow & get the tax benefits. In few years refinance to pull some cash out (rent should be going up every year) & buy more rental. Good luck & enjoy the process.

@Garrett Schmidt-for $120k frankly speaking you will not find anything in a decent area (unless of course class D neighborhoods of N. Minneapolis). As an investor who tends to buy out of state (mainly in Kansas area) frequently I'd suggest you look at Kansas city (surrounding towns not the KC itself) or Oklahoma city. According to data Oklahoma city is growing twice as fast as national economy plus they are seeing huge population growth. I think $120k will go far in that town. As for out of state investment goes-always have investor friendly agent, property manager & local banks on your side-if you have these 3 folks you are set-as long as you buy rent ready duplex-if you want to buy duplex that needs repairs then you'll need a contractor (I'd avoid that for your 1st deal).

Hey guys, I am interested learning about this market as well. We own multifamily properties and would love to buy in these towns. So far learning about it-seems colleges and universities are the biggest employers there.

Hey guys-if you can refer me to lawn service companies-who you use, are they good-that would be great. Closed on some properties in Wichita and needing to line it up. Property Management will charge $140 per month+$20 supervision fees. Think I should call around and find out if there is a lawn service local investors like to use.

@Caleb Brown Wichita is a good cash flow market. This is definitely not the appreciation market to buy now sell in few years to make a lot of cash. But steady cash flow and price to rent ratio works. I closed on a 8 unit property and working on closing another 8 unit as we speak. Minnesota is seeing lot of oos investors where the price to rent doesn’t work anymore. Since I lived in Wichita years ago I decided to give it a shot and so far it’s been good.
