@Jonathan Greene- after reading your response i should make it clear my post was for other investors not necessarily for realtors only. 
Budget isn’t issue-he’s moving to NJ hence buying there. Not my business to tell him where to move or live.

@Shane H.-I am interested in your properties. I love that part of town. I will be in Wichita from March1st for a week to close on few duplexes on the NW side. If you can please share some details about those houses that would be great.

@Carlos Albarracin-It will not be a flip, he is looking for something already renovated. He doesn't know much about neighborhoods so asking where to buy and live-he wants to live in 1 unit and rent out other units. It will be bank financed but for the right property he can pay cash.

@Natalie Schanne-I was in same position as you. We ended up buying more off market small multifamily properties in the Midwest (Towns I am familiar with) cities. It came down to studying few "how to invest out of state" books before taking some actions. We built a team of lenders, property managers & inspectors-once that was done we closed and saw great ROI on these properties. In your case you mentioned you don't have a lot of spare time-you may be able to partner up with someone who is actively involved where he brings the deal and you bring the money (Brandon Turner built his portfolio using this strategy).

Also it sounds like you understand how the stock market works (which I am not very good at)-may be connect with folks who are sort of expert in that space and go on about it. In general whether it is RE or stocks-both asset class is inflated-unless you buy off market properties you will see slim returns.

@Jonathan Greene-Fair enough. How about neighborhoods to avoid. and lets say Budget isn't an issue-what neighborhood would you love to buy a duplex, triplex or fourplex.
