Exactly. Know the MAO and give a low ball offer and see where it goes. The whole list doesn't match? For the names that match still call. The only thing I think of is they never paid to register the deed but don't let that detour you, still call; ask are your the deeded owner? If they say yes, continue and make an offer. If they say no ask if the deeded owner is available? Tell then who you are and what services you are offering, leave your number and ask them to have them call you as soon as possible!

As long as the numbers work out, it shouldnt be an issue that the asking price is more than what is owed on the property. I personally would run my comps on the property via MLS, RealQuest, Truila or whatever site you use to run your comps. Once you have your MAO, also make a final number. From there call, make your offer and get that property under contract! Best of luck to you!

Personally, Ive been having a lot of sucess wholesaling. Im based out of Mi, and have been selling properties up and down the East Coast. I think it is a great idea that your getting back into wholesaling. We all know Real Estate rolls in tides and its smart of anyone who depends on Real Estate as the bread and butter to diversify your interest in Real Estate.

In addition to Craigslist, try using backpage.com or bigbrick.com I have used both to find tenants at one point or another. Backpage has a great feature that you can pay (depending on location) $1.20 and it will repost for you for up to a ten days. Also you mentioned backround/credit checks, www.instantbackgroundchecks.us is a great resource. Hope that helps!

Thank you all for your information. I told the owner unless we use the proper channels and go thru my title co, that I would not be interested in pursuing the properties. He unwillingness to use anything besides QCD's makes me weary. Thank you again all!

I have a great property package that has been presented to me but the owner will only sell the properties using QCD's because there are back taxes on them. I offered to pay the taxes at closing but he is set frim on using QCD's. In my Wholesaling career Ive always steered far way from QCD's because of stories I heard. This is a great property package I dont want to loose..

Please help?
