@Ned CareyThere is a similar law in WA as well and I'm trying to find out more about it.

So far, I found out that the law started because people were doing sale-leasebacks.  I know that is the one thing that is prohibited. I guess my question now is, is that the only limitation or are there others aspect of the law that we should stay away from?

I'm getting so much mixed info about the issues of marketing to distressed owners as an investor. Is there a place that I can get more specific answers or is there anyone who has some experience with the subject?  As an investor, what are allowed/not allowed to do with distressed owners/properties?

I usually just ask the listing agent directly the reason why the sellers are selling.  Listing agents have been very straight forward with me.  I've even gotten answers like "this is an investment properties so $$ talks for the sellers, a letter would be useless".  Other times I've gotten "sellers has been living here for decades and one of them past away and the home is now to big so they need to sell, attaching a letter wouldn't hurt".  All in all, it depends on the personal attachment that a seller has with the property.  The more the sellers are attached to the property, the more useful a letter will be.

I'm currently looking for a flip project for myself so if you're a wholesaler in WA, please add me to your buyers list.  I am also working with a few flippers and they are constantly looking for good deals so I might be able to help move some of your properties as well.  We are working mainly in the King/Snohomish county but willing to travel outside for good deals.  Thank you so much.

I'm a licensed agent and I've only been involved in the investment side for a little bit over a year.  I currently have a rental property and I'm much interested in flips.  My main focus is finding the good deals, being able to analyze the project for maximum profit.  The first couple projects that I was involved in (only small interest), profit was minimal and I didn't have total control of the project.  I'm looking to gather enough knowledge to be able to track down the good deals and to successfully manage the project from beginning to end.

On top of that, I'm also looking for mentor, partners, but general to just connect and learn.
