@davefoster I am one of the type of investors that you mention is looking to 1031 into something more passive, at least with one SFR that I'm ready to move on. I keep getting told that I don't have options, other than buying more real estate. Reading your comments above, it sounds like there could be options. I'd like to learn what those options would be.

@Grayson Gist. I’ve been using wood looking tile planks and have received very favorable feedback. They are durable and attractive

Hello BP community.....

I'm looking for guidance and recommendation for best practice in how to account for property equity and principle payments. Currently for tax purposes, I track all mortgage interest etc, however, it does not include principle payments so I cannot see actual cash flow.

I use Propertyware.com and I'm very pleased. It's scalable by price/units to cover your needs. What I like most is that it's an all in one cloud software. You can set up your marketing ahead of time and when a unit becomes vacant, with a flip of a switch my property, with pictures, ports out to several main sites. It tracks my assets and associated dates. When a client files a work order, which they can do from the tenant portal, say for a garbage disposal not working. I can quickly see the last time one was replaced All bills/payments are entered and at tax time I quickly generate my Schedule E's to give to my accountant There are many canned email and form letter templates as well as the ability to create your own For someone who's looking for everything in one package, I highly recommend it.

Nate Richards , I'm a long time but and hold investor from California starting to delve into the idea if investing out of state as well. I liked some of your comments. Hello everyone. I sold a property about 4 years ago and held the paper as a 1st. While the buyer is making their payments, inconsistent as they may be, they are not paying the CA Real Estate taxes. 3 years have not been paid and I'm getting ready to pay them. I'm wondering if someone has a sample  letter in regards to the obligations to keep taxes current and demand to cure this default in payments back to me as I will pay?

I use www.propertyware.com and find it very valuable. I'm not swift at marketing and websites, nor do I have the time. Propertyware handles all aspects of rent billing/colllecting. Tracking of maintenance requests, marketing etc.

@Derek Gendig  I use Propertyware as well and fully agree that it's an excellent, decent valued cloud software with varied property management abilities. I also agree that group texting/emailing is very much lacking in this program. We need to push other Propertyware users to push for this enhancement. In this day and age it's mandatory in my opinion to operate a property management business.
