@Jason Emery Good point, I am assuming the same when I go to start the cleanup. The cleanup will be all family members so I will have them collecting items other than trash in a central area.

Greetings,

My uncle just passed away and he owned a couple of houses in Spokane. I have family there but I haven't lived there since 1989. I am somewhat experienced in REI, with several rentals in another state.

I am looking for advice from a rehabber or 2 and possibly a wholesaler as I don't know that market. Turns out my uncle was a hoarder. So I will be working next week to help get his residence cleaned out and need to try and help my family get ideas on what the house is worth, what a rehab may cost, and what an ARV might look like.

I personally would likely want to rent the houses out and keep them but likely the family would not be able to all agree so my plan is to get feedback from some locals and try to give them advice from there. I think both houses are within 10 miles of Gonzaga.

Thanks Bill. I have been eyeballing properties up there as it is so dry here in the metro and Norco areas. I have been told this as second hand but you just nailed the coffin saving me at least that much if I were to pull that trigger. :) Nope not now, thanks.

Agree with @Jason Miller, take some amount of blended approach as both strategies have their strengths. Pay extra on mortgages and save higher reserves, reinvest the rest.

PS - DON'T PAY for any mentors. Hit up with some of the BP peeps on here and see if you can find a CONUS mentor to work with.

Since you seem to be overseas now, perhaps you could pick your city that you will be moving to and establish relationships and research deals there. You can build deal analysis up and post your results on here as exercises and let the forum critique. You will be surprised how quickly you learn this stuff when you can use real examples. 

You may want to add your military status and separation date and intended destination to your sig, many people will be very happy to assist with your transition if they see it in every post.
