So expensive we are investigating other states. We have 5 brrr in Memphis and a team, thinking about flips there. You can get houses for around 50k that rent for 8 to 9xx. Not A class stuff clearly but it can cash flow and tons of inventory. 58% of population there rents.

@Nate Hammond I understand that, we are looking for a reference from a customer or direct contact with a wholesaler on here that wants to communicate and meet up tomorrow.

We @JOSEPH RECCHIA are currently looking in Indy today, wanted to find a wholesaler. Also, in that area do you close with Title company or with Lawyer?

Hi Jerry,

I am in Colorado investing in Memphis as prices here are at the peak, as in the highest they have ever been. Demand is stupid. If you had investments here you sell them and go to more affordable ground, at least most of the people the want to grow further in the near term.

you would be shocked at what people will haul off.. I rarely if ever go to the dump. Of course I rarely if ever would actually physically do this I would hire a clean out crew. but to save those expense's and dump fee's the garage sale works wonders.

I just looked at one today.. it was a 100 by 130 metal building literally stacked to the rafters ( 30 feet tall.) with all manner of care machines metal bikes trikes snow mobiles jet ski's campers. I can figure out how they got all that crap in there.. it was something.

Jay, that is a GREAT idea, people love FREE crap. Wondering if I can do a burn pit as it is a 1/2 acre in Wa. state.

For a hoarder house I had, I used labor from movinghelp.com, as they can be used to "move" the junk from the house to the dumpster(s). I let them move all the heavy stuff and it was money well spent. I used 4 guys for a few hours and they did a great job in getting most of the stuff out of the house.

 Oh, I have never heard of movinghelp.com. Since it is family and there might be "treasures" in there I will have to think about that.

So, my family has inherited a hoarder house and multiple garages and workshops that all need to be cleaned out and up etc.

This commences next week so I am kind of roughing out a plan and ideas now.

The two items on my list so far: Dumpster and Gloves.
