Spokane house surprise

Greetings,

My uncle just passed away and he owned a couple of houses in Spokane. I have family there but I haven't lived there since 1989. I am somewhat experienced in REI, with several rentals in another state.

I am looking for advice from a rehabber or 2 and possibly a wholesaler as I don't know that market. Turns out my uncle was a hoarder. So I will be working next week to help get his residence cleaned out and need to try and help my family get ideas on what the house is worth, what a rehab may cost, and what an ARV might look like.

I personally would likely want to rent the houses out and keep them but likely the family would not be able to all agree so my plan is to get feedback from some locals and try to give them advice from there. I think both houses are within 10 miles of Gonzaga.
