Post: Moving overseas and still managing property

@Joel McGinley there are a lot of great responses here already but I will add my own two cents after managing five properties abroad for the past 3 years, 3 with property management, two "self-managed" with some assistance by friends and family. First, those fees you quoted are expensive in expensive markets but by no means outside of industry norms. This is why I chose to manage the two I did with friends and family, because they are in that price range as rentals. The other three were in more B-C neighborhoods which required a lot more day to day interaction which a PM was much more suited for.

Judging by what you are saying about your rental, my advice would be to enlist a friend or two that is still in the area and willing to act in an urgent/emergency situation that may arise in your property. Arm them with a list of pre-vetted contractors (plumber, electrician, general handyman, etc.) and set up all the automation that you possibly can (a lot can be done for free through platforms like apartments.com). Give that a shot for two or three months and if it works, you're good. If not, you can always interview some PM companies remotely and have them take over. I think with high-end rentals your day to day management is really not necessary (in my experience) and you can save significant money if you try to do it yourself. Best of luck!

Hi all,

Wondering if anyone has any positive recommendations for investor friendly realtors and property managers in Birmingham, AL? Not looking for a turnkey provider as we already work with a couple of good ones in the area. Hoping to find someone that helps investors find some houses in need of some work, and then PM's that will help manage the properties for out of town/out of country investors. Any recommendations would be appreciated!

Hello all, 

I'm looking for a little guidance on something I heard was possible, but need some details and hopefully some experience from fellow investors in this process. I own a building under my LLC, but am looking at options to refinance it by taking our a loan in my personal name. I've heard that it is possible to dissolve the LLC in which you hold the deed to the property, and then "will" it to your family trust. Then you can take out a personal loan and refinance it.

Does that sound right? Is there a simpler way to do this? I figure this is the best place to ask so I look forward to hearing form anyone who has gone through this process!

@Matthew Raj I second what @Brad Hammond says about Apartments.com. I have been using apartments.com (formerly Cozy) for all of the properties I self manage for years and haven’t yet (knock on wood) had a single problem. I collect all rents through the platform as well as running credit and criminal background checks. You can send prospective tenants a link from the website to pay $49 to have their credit and criminal history checked and the results are sent directly to you. IMO, if a tenant is not willing to pay for their own screening, they are most likely not going to be a reliable tenant so it is a good first checkpoint in the process.

Her and her husband are looking to participate in this program in Portugal in the next year or two as well and I'm sure she would appreciate meeting some folks doing the same. I'm sure she'd be happy to share here experience and research as well. I believe they are beginning to look at properties for rental purposes prior to moving this year.

@Jennifer Roberts just want to double down on what some others have said that you can absolutely do this with the technology available nowadays. As others have mentioned, that "core four" and trusted boots on the ground are key. I have been buying properties sight unseen from overseas for several years and have no regrets. My main recommendation would be to find a trustworthy, rockstar agent and/or lender in the market in which you are looking, and then ask them who else THEY work with in that market. If they are doing good business, they will be working with other partners that are doing good business in that market as well. Bottom line is, you can absolutely do it, even in that tight 1031 time frame:)
