Both Raytown and KC MO are great ares to invest.  Raytown for the most part does not have any "inner city" areas where KCMO does.  Just be careful of the areas you are considering in KC.  There are good pockets and bad.  I personally own 50+ rental in KCMO and love it.  But there are areas you absolutely want to stay away from.  Tim Stauffer, Stauffer Properties.

Turnkey is a great way to go if you trying to buy in a market you are not living in.  Buying a property remotely and then doing a rehab while not in town to manage is a recipe for disaster.  I have rehabbed and resold hundreds of properties both turnkey and retail.  My biggest mistake was going to a market that I was unfamiliar and doing a remote rehab.  I thought it would be easy...just buy a property and hire a contractor.

I was wrong.  Unless you are there or have a great team in place having a rehab completed without your personal involvement and the ability to stop by the project every few days will be a disaster.

Kansas City Vacancies:  The last three months have been an aberration for renting properties in the KC metro.  In the past a newly rehabbed property would rent in the first 1-2 weeks of being listed.  The last few month it has take much longer.  

I believe the cycle is about complete as we approach March and the Spring.  I am not sure why the last few months was so slow but my guess would be the weather, interest rates and the slow stock market.  Now that these items have settled I am seeing more showings as well as tenants moving forward with applications.  Only good things ahead.

Kansas City, Mo is (in my opinion) very land lord friendly.  I have had to do a number of evictions in the past especially when I purchase occupied properties.  It typically take 30-45 days to get the tenant out.

I use Shelter Insurance, Agent Allen Swisher for all my buy and hold real estate in Kansas City.  Reasonable rates and good service.

Sorry for the bad experience.  The property you purchases was not mine and I only assisted the seller who is a friend of mine sell the property.  I had nothing to do with it otherwise.  

My normal Turn Key business I sell completely renovated properties to investors all over the World.
