Older thread, but if anyone is looking for a reference for @Timothy Stauffer I purchased two properties from him in 2018.  Both rehabs went smoothly, appraised at target value, and rented quickly at market rate.  Tim was easy to work with and I would buy from him again.  Feel free to contact me if you have questions.
