Welcome to BP. There are those possibilities all over. I would suggest you work in an area you are familiar with already, and if you want to branch out share those particular areas (blocks) with someone for their input. Feel free to question me when it comes to the South Side.

If possible for your tenants I would suggest a form of online payment, paynear me, ... They should be responsible for getting the payments to you.

At the moment four. Note: All are within the same neighborhood that I live in.

I feel I can manage several within the same zip code and my maintenance team is already accustomed to working that area.

 Thanks for sharing. I am a South Chicago investor and although I wouldn't give up on distressed properties if I were you, I would suggest to anyone wanting to go that route to invest in one in the closest area to where they live, and allow that experience to help guide them on their views on choosing to continue doing so or not.

I only have SFH's at the moment, but I have the lawn serviced and the snow removal is the tenant's responsibility (on lease).
