I have a PM Company in place on one unit. I have a total gut rehab job im using to map out and create a team of workers to handle my other places.

I have different lawn services to handle different places but will use the team eventually to handle that also.

I'm trying to keep them captive oooppss  I mean  busy... and still am looking for more GOOD workers at low prices knowing that the work flow will be constant.

I purchase in lower class areas - not just because they are moneymakers but to help them not be lower class areas.

Picture yourself owning three in the same area three blocks are between each of them. If you a comfortable enough to travel between them on foot at anytime of the day then go for it. That's because you know the neighborhood and it knows you.

Otherwise you can be the one to bring it back by finding  a PM that works that area or leave it alone fore someone else to bite into.

It sounds like you are just curious - has the landlord given you any idea they are trying to stick you for your deposit outside of raising rents? You say he came in with notice - should that have said without notice?

What I look for is Damage (cracked windows broken doors and so forth) and leftover possible trash (furniture). The unit will be cleaned and painted between tenants anyway so I wouldn't be too concerned with scuffs or something small. I'm looking towards what I need to get it rented to the next person - the walk through usually have the exiting tenant more concerned about leaving the place nice.

Hopefully it will go smooth for you and he wont charge any fees. What he can do  is take up to 28 days to pay you.
