We're needing some recommendations for good contractors in Hagerstown. Our up coming project is a duplex build in 1913 with plaster walls and ceilings that have water damage. This is a total rehab, any info is appreciated.

Not a fan of Hub City REIA but the Landlord & Property Owner Association has good vendor leads for buy and hold investors and you'll only be talking with actual property owners.

@Tim Miller Contractors in Hagerstown are reflective of the market they're based in. I don't envy your rehab. If you come back here in the summer and write you ended with the same contractor you started with I'll be shocked.

Familiarize yourself with the Hagerstown Property Maintenance Code. If you get more than 3 violations in a year they start costing $250, $500, $1000 in fines. This includes minor things like neighbors putting trash in front of your building so they won't get fined, weeds that grow 4" a day and the ever-dreaded snow where you'll need a local snow removal guy to be compliant.
