Just tell her that we can't work around that schedule. Whatever time the service repair or contractor sets, is the time they will be there. Period! End of Story!

We have it written in our lease and in our handbook, regardless if you are home or not. Our contractor or service repair people will be coming in to do their job. We rarely have these problems but when we do, we simple tell the tenant if you don't like it to provide their move out date.

Be courteous and respectful but this is your property and your business to run.

As others have said, get a new agent or PM for the property. Your property needs to be listed on Zillow, Apartments.com and other sites. Contrary to your agent, it's the price. It's too high. You can look for yourself and see what the average 1 bedroom rents for & there is nothing special about your unit to justify the higher cost.

My advise is to take down the ads for a few days and put them back up for around $700 or $750. Good luck.

EVICT! Why is this even a question? 10 months behind. 4 year repayment plan? Heck NO! Hire a Landlord/Tenant Attorney and get them out. Afterwards, either sell the property or hire a professional PM.

The retaining wall, do you know who's property it legally sits on? It doesn't matter who said it's his or it's yours. Where is the actual property line, that will tell you who is responsible for the wall.

We found our metal survey markers with a metal detector and was able to determined that our retaining wall belonged to us. If you can't fine your survey markers, you may need to get your property surveyed. Once that's done, then you can move forward with who needs to fix it.

Do what you want but we would pursue it. The lawyer is hoping for an easy win, what is the reason for the appeal? 9 times out of 10 you will win the appeal if you show up.

@James Roux Remember, it's your property and your business. Keep it simple and straight to the point with any issue(s).

Now step 1. Call the utility company and ask them how soon can they shut everything off? Today? Tomorrow?

Now that is taken care of, notify the tenant that services are schedule to be shut off on ........ day. Period end of story. If you can't get rid of this tenant now, make yourself a note, 30 days before the end of the lease to give him a "Non-Renewal" notice.

Just remember to always remain calm, stick to what the lease and your rules state. Don't argue, just state the facts and what will happen and make sure you follow through with it.

I agree with Jonny R. Lawyer Up! But in somewhat simple terms, if they filed for bankruptcy on April 5th 2022 you have to stop all collections activity and you have to stop any eviction process. You can file with the bankruptcy court what their outstanding debt is but in all reality, you won't see a penny.

Now come May 1, 2022 if they don't pay rent. You can start the eviction process because this is a debt they occurred after filing. But again, LAWYER UP!

I'm agree with Nathan but he is more "Diplomatic" than I am. Simple tell them, I'll be there on this date and time, PERIOD! If you don't like it, you have 2 options. 1. Deal with it! or 2. Give me your move out date so I can start advertising for a new tenant.

Remember, it's there home but it's your house (property, investment property) whatever you want to call it. But at the end of the day, you are running a business and the tenant doesn't tell you how to run your own business.

Now while you are there taking care of the washer install, I would do a thorough inspection of "Your" property.

Conner is right about the kitchen and bath having the biggest bang for the buck. But, who is paying for the heat in the winter and A/C in the summer? A tenant may complain about their high energy bills. If you can get economical double pane windows, it might just be worth it in the long run.

Congratulations!!! We use Innago but before that, we tried Avail and they didn't work for us. Tenants complained it wasn't easy to use or that it wouldn't collect their funds fast enough from their accounts. (go figure). Another issue, if a tenant receives a late fee. They cannot simply pay the total amount due. They have to pay that months rent and go back and pay the late fee. Tenant Cloud is ok but you have to sign up for another service just to collect rent. It's a hassle.

We have tested a few other platforms and we landed on Innago. It's straight forward, easy to use and for the tenants, they can sign in with their Google or Facebook account. We don't use their tenant screening service as we really like Myrental.com screening service better.

My best advise is to research about 5 or 6 platforms, see what might fit you the best. Then pick the top 2 or 3 and test them out. That will let you know which one will work best for you. Good luck!
