That depends! I am not an attorney... but in almost every state it's is illegal for someone who isn't licensed to broker a deal. However, if the property locator isn't talking to, (or negotiating with) the seller then you should be fine. For example, it's not illegal for them to bring the the address of vacant house or even the number from a FSBO sign. It only becomes illegal when they start negotiating and/or making promises on your behalf. If they want do that then they will need to get the property under contract and assign it to you, which defeats the purpose. Additonally, it's them that would be violationg the states laws if they were trying to get in the middle of the deal, not you!

What type of investing are you doing? Wholesaling? 

"I'm set up in several states"... Can you please explain what you mean by this statement.

I am a wholesaler and rehabber in Jacksonville. I don't have the time it takes to mentor right now becasue i am developing software too but i think i can give you some good advice. I am familiar with Freedomsoft too.

These are two different systems. One is geared for a mobile device and the other is geared for direct mail. You are right, you need everything in one place. You mentioned Lead propeller so that means you are already using two different tools before you have started. And you will need call tracking too at a bare minimum, so that's three tools. If you want to manage property locators thats four tools, and so on.... Neither of these is a complete CRM for real estate wholesale and fix and flip, so you wiold need additional third party tools other than the ones I have mentioned so far to run your business! You probably need something that has everything built into one system or it gets frustrating. I know becasue I have used most of the CRMs for real estate.

Landing or Squeeze Pages wont rank becasue there is not enough content and at the same time content defeats the prupose of  a squeeze page becasue it sometimes confuses the seller or cash buyer and they leave your site without filling out the form. 

We use squeeze pages effectively but not trying to rank in Google or SEO. There aren't a lot of searches for investor phrases anyway. We use squeeze pages to direct sellers and buyers to from our direct mail campaigns and it works great.

No problem. There is a theme called AgentPress and there are a lot of other themes for agents too that already have the functionality for IDX integration. You can get someone from Upwork to set everything up for about $100. I think you probably will be a lot happier in the long run that using Wix.

Yopu can send a PM if you need some tips. I was developing those sites for agents for about 4 years but now I am flipping houses full time...

If you are looking to connect a realtor site to MLS then your best option is Wordpress. The have plugins for IDX so users can search from your homepage AND you can capture their information. I see that you want something you can manipulate the design and there are tons of themes for real estate out there you can use. Additonally, Wix can't compare to Wordpress for SEO and to get your site ranked in the search engines! I hope this helps!

Those are all completey different services becasue of the functionaliy they all have or don't have. Vumber is easy to use but is limited in functionality. CallRail has a lot of features but is difficult to use and has a learning curve. Ring central doesn't provide analytics so it is more of a voicemailbox system like google voice with more features. 

The bottom line is anytime you integrate a thrid party application with Podio or any other system there are going to be a lot of moving parts. If you could find one system that has the CRM and the call tracking in one place then would be much better for you,,,, the user.

We use one that has both the CRM and call tracking analytics built in as one service and also has functionality for recruiting and managing referrals like property locators, attorneys, etc...

The key is to use a system that is built for real estate not the general public that needs to be customized for real estate. I hope this helps!

I don't think Wix will give you the backend database from their system, so you can move it away from them. That is not accesable to users and it used by them internally. The best option is to do it yourself as suggested or pay someone. Upwork will be about $75 to do this task. It just depends on what your time is worth. This is about 4-6 hours work, maybe less with experience...

Investor Carrot uses Wordpress and Wix is a different platform. I am not positive about this but I think you will have to transfer the data manually (like cut and paste). Is the content text of do you have images too? How many pages?

I'm sure you could get someone on Upwork to do this for cheap...

The reason you are getting 25% returned is because they are vacant houses... these are the best leads becasue most investors give up at this point. If you create an internal system for skip tracing these leads you will get deals! We get about 25% back too but we track the owners down and call them to make offers. Obviously you won't get ahold of all of them but the ones you do will be interested.
