I rent a house and sublease two rooms in it. Its pretty unofficial. No paperwork, in three years I've had six people come and go and its always worked out really well. No issues.

After my last roomie moved out and I spent the weekend painting the room and cleaning it I realized I needed to be keeping a portion of the deposit when they left. I'd always given it back in full.

She suggested I always keep at least 20% to cover cleaning etc... I was looking for additional guidance. This room will need the carpets cleaned, and some holes filled and painted from a wall mount tv. The incoming roomie is happy with the room as it stands.

After joining this forum I've thought a lot harder about how I take on new tenants although my method seems to be working. I've never had a late payment or issue but I am here "managing" the place.

Random jobs since I was a teenager. I then worked in the automotive industry throughout college, eventually owning my own window tinting business to fund my degree in business.

Turned down a job offer in PA for an interview in San Diego. Got the job, I've been an account manager for a company that makes solar window film for three years now. Slowly learning my way around RE thanks to my girlfriend who is an investor here in San Diego. Toying with getting my license right now and finding a way into the business.

To me that would be like having a stranger pick a baby sitter for you. They have no vested interest.

Seriously, I believe he only does this with vacant properties where the owner isn't easy to find. Another benefit is he gets calls from interested parties while waiting for that scalding phone call from the owner. Voila, instant buyer's list!

You know it really isn't a bad idea. The only issue is if they don't want to sell and if that is the case you really have nothing to lose. :mrgreen:

Dogs are like children, they are a product of their environment. A lot of dogs "fence fight" they have their perimeter and they get mean behind a fence only to be fine the rest of the time. I'm saying I'd gamble on that but it sure is a shame your neighbors are scum and not responsible pet owners. That is the real issue.

Just curious, I see a lot of posts about the more "meat and potatoes" of screening. I was curious about alternative methods of screening.

I don't own a rental but I sublease two rooms in the house I rent.

Maybe its more helpful since I'm actually living with the individuals but I find it great for screening and can get a quick feel for a person from it. Thought I might share the tip to others, I also paste their email into google to see what pops up.

Three roomies off craigslist, all a great success with no issues. The screening gets a bit old but works out for cheap rent.
