Say there are 1000 eligible (good credit) tenants in your market, with homes being offered with no credit check, pets etc... it opens the market up to maybe 2x the eligible (although not tenants you'd want). Its going to remove those houses from the market quickly, fear not.

Keep us posted, how long have you been renting this house this way?

I'm imagining a conversation between the roomies where they realize they are paying 2x the normal rent in that area and wondering what would happen next.

How are you guys funding these, with conventional loans or another route?

I'm just curious how rough I can go with a property and still pull of financing. I can put a solid amount down and have a 793 FICO score. The other question is can you finance above the purchase price to fund the rehab?

It may or may not be a big deal in an email. I will say this I question someones intelligence when they cannot put together a sentence without proper punctuation and grammar.

Thanks for all the replies everyone.

I am in the process of getting pre approved. Some of my other concerns are just how rough a house can you get while still financing it? Obviously I'll be avoiding cracked slab, major roof issues etc. I've set a goal to attend three REI club meetings a month and go to as many open houses as possible to get more information. Also working on getting a friend to allow me access to MLS out here.
