Post: Buying house from friend in Killeen

My friend is overseas (Army) and was recently talking about investments and that he was going to sell a house he had in Killeen. I was talking to him about holding and to continue renting it but unknown to me he talked with another friend and he decided to list. No problem but I would have bought it from him without using a realtor. He however, has already signed a contract with a realtor but it has not hit the MLS yet. What would be the best way to handle this so he gets the money he wants. He wants to take the cash proceeds to buy a house for his parents. What the realtor will list it at seems to be below comps in this area of Killen,Texas. Do I just tell him and his realtor that I want a contract for the amount pending house inspection and then just roll that way? Or should I also work with a realtor as well to represent me? I am already pre approved and currently have 8 houses.

I searched for this topic and could not find anything, so apologies if this has already been covered. I have 4 cash flowing properties in Cleveland. I have properties in 3 other states and I am looking to consolidate/simplify and also 1031 these 4 into a multi family. Are there any pros/cons to either selling all 4 of them to an investor on say Roofstock for example rather than going through a realtor and selling them one at a time? December is not the best time to sell in Ohio so if I did do this they would be put on the market in Spring. Thanks for any feedback.

Good luck with your purchase! I tried and tried to find a place in Wiesbaden area but new construction was too long of a timeline and On Market houses were ridiculously priced for what I can find in the U.S. AND they needed rehab for U.S. clients. I currently live in Erbenheim and the owner wanted 700,000 Euros for the house we are renting which is ridiculous.

@Chris Ako PM me regarding Allstar. I did have four properties with them but have since been transitioning them to KW due to long wait time for them to find tenants and other issues.
