Welcome @Dave Condict . I'm from NWI and just starting out as well. This is a awesome site to read and learn from. I've been attending the NICIA meetings the last couple of months. They normally meet the second Thursday of the month. However, in February they are having a vendor show on Saturday, Feb 22. Even though it isn't a regular meeting, it'll be a great opportunity for you meet other investors. See the link below for info.

in downtown areas parking is huge. I'm near Chicago. I don't own any property there, yet, but off street parking would be huge.

I was a part time realtor for two years (Illinois). Most agents would rather wait for the bigger sales unfortunately.

Other side of the coin though is how much time would you put in to make $200?

New agents should be hungry for any action.

I'm on the hunt for a HUD home expert in area right now actually. Call offices and ask who there is into HUD homes. If they are focusing on them they already know what it pays.
