Thanks Tim! That's great to know, I'll keep you in mind for sure. What would you say are the average price-to-rent ratios you're finding in NW Indiana?

A recent example: A nice brick home here is listed at $130,000. Would rent for $1100. Needs zero work.

fixers are better ratio of course.

It's unethical for a broker to wholesale too. The public gets the dirty end of the stick when that happens. Be a Broker or a wholesaler...pick 1

Agree with Jerry above. You need to keep a current approval on hand. You can shop for better financing after deal is accepted but your contract will give you a specific length of time to do it and you could blow the deal messing around at that point.

I'd like to speak to the part-time agent comments.

I'm a part-timer but I can tell you I'm up at 5 am, most full-timers I know wont be at the office until 10am lol. I'm at starbucks at 10pm working on real estate even if its youtube videos. They are probably watcvhing TV. Vent over :)

I lean toward they don't want you to see their finances. I'm also that kind of person. If they use you and get refused the loan its embarrassing. You should just focus on getting clients that never met you :)

Have a Realtor do a good comp report for you so your not guessing what it would sell for after rehab.

I'd lean toward just flipping it. That monthly cash flow wouldn't buy an air-conditioner.

I'd boil it down further. You need to intimately know the area. Even low priced, low income areas will still have a situation where one street or area is better then the rest but is still the same price.
