Hello BP,

Have you anyone of you going through 1031 exchange recently this year? How was your experience? I am doing my preliminary work to sale a SFH to exchange for triplex/duplux. It is critical to get a seller and buyer agent? Any leads are appreciated. TIA.

In the RE business, having a good heart does not serve well.  Play by the rules dictated in the laws.  I'd say allow remaining few months of contract to expire and let them exit your property.  In this demanding market, I'm confident you'll be able to find replacements once you do your part in fixing what is needed to be fixed.

BP folks,

Why are some properties with deeds recorded as "as a separate estate" versus " an unmarried person" on public records? Does this vary from county to county? I'm uncertain if there are any legal boundaries in doing so in the long run.

Landon- I’ve found this piece through an agent I’ve been working with for many years.  I have tried searching for off-market listings but it’s personally challenging for me from the frequent demand for time to connect with potential sellers.  Many are hesitant with cash buyers/etc.  Are you predominantly working out of OH or/and Out of state?

I’ve just closing on another property and found a tenant for one of my other properties.  I can’t wait to get rid of 9-5 corporate world, become a full time self RE guru. How was/is your experience so far in this hot demanding market?

@Cary Ogello thanks Cary! One of my partners mentioned I should consider “free” rental leaseback which I am not up to doing that. What I am understand is that leaseback usually occurs after closure? This part is all new to me.

Hi BP folks!

I am making an offer on a townhome that is fairly well priced in today’s hot, high-demanding market. There are many offers but besides elevating the sales price as a concession, I was given the option to allow seller temporarily renting the home for one week after closing per sellers remarks.

I have never seen this before where buyers would be willing to agree to the terms allowing buyer to stay after purchase has come to closure. Seller noted in remarks that he would like to rent for one week due to unknown reason. I am sure I can be more creative on the contract so we can come to terms but staying for one week after inspection have already completed and closed? I’m a bit eery making this move.

Have you experienced this scenario in any of your purchase? Thanks!
