Hi Andy,

It seems like you have a wide spectrum of really good responses on here. If you haven't already owned property, then my suggestion is for you to purchase the first-time home buyer property and let it become the "primary residence". You may get by with less than 20% down. Then after one year of residency, you can convert that to a rental home (depends on your home mortgage terms and conditions). I completely understand that you would want to reserve those cash, which is very important to become a landlord. You may also try VA loans (if you are a veteran) or FHA etc.

I agree with Ryan Evans- it's the standard now that most agencies request for one month's rent upfront. In some cases, you may surpass with having them doing the initial screening including background/credit check and etc. for you in searching for a creditable tenant, then you can take over managing the property yourself.  It's negotiable..

Hi,

I am dedicatedly looking to get into REI and wonder if any of you have any experience with Roofstock. I am fairly new to this type of online investment platform. I am searching for a 3rd home here in WA state (but after doing some research, I don't think Roofstock has any available in WA). Do you have any info surrounding this? I already contacted a Roofstock agent but would like some info from those who have successfully engaged with them?
