With the cost of single family homes and HOA fees in Palm Beach county where are investors finding rentals that cash flow $100 per door after PITI, vacancies, property management, repair budget, and other expenses?

@Teddy Smith Do you use Prospect Now for residential as well? From what I'm reading it appears to be a software for commercial properties?

Hello,

Can someone give me more detailed information on how to assign a contract. Let's say there's Homeowner ABC and Wholesaler DEF and Buyer XYZ.  There will exist an initial contract between the Homeowner ABC as the seller and Wholesaler DEF as the buyer. Then Wholesaler finds Buyer XYZ and assigns the contract for 10k. What happens next? Is there another contract between Wholesaler DEF and Buyer XYZ or is there an addendum to the existing contract saying the buyer is now Buyer XYZ and Buyer XYZ will pay a 10k assignment fee.

Can someone explain me exactly what happens during title and city search. I just spoke to the closing agent at a title company and they told me they sent out the title and city search and it takes 7-10 days to come back. What exactly happens during that time.

I have a question about county foreclosures. I looked on the Palm Beach County Clerk Website. I see some foreclosures initiated by the HOA. How do I know if there are any liens on the property?
