Brandon Blessed I have used it before. It's legit. I have MLS access I saw the same property available on the MLS. There I was able to compare number and make a bid. They do add on a buyer's fee of 4.5%. I was outbidded by someone who had setup autobid. You can autobid up until a set maximum which is a cool feature.

@Chris Ruggiero I do this often and have the steps for you. Since you live in Palm Beach I included the website for Palm Beach.

Step 1. Go to Property Appraiser Website. You can google this for any county but here it is for Palm Beach: http://www.pbcgov.com/papa/

Step2. Type in the Street address into the address field.

Done!

You will find owner name, mailing address, when they purchased and purchase price. This is all public record.

Please PM if you need help with anything else.

Take Care,

Tiffanie Vendryes

@Dan Beaulieu Great job,  I love the pictures. I'm sure you learned a great deal. I'm currently searching for a flip project in south florida. The market is tight for entry level homes. Maybe I should consider a higher price point as you did. Less competition.

Hi @Ken Suhandron, welcome to the forums. If you go to the Delray Coffee BP meeting that Jon puts on I will see you there. It's always great to know who's investing in our local market. :)

Natalija V. My comment had the caveat of being a nice neighborhood that would attract AirBNB quality clientele. There are property east of 95 in Boynton Beach for under 200k but it's not where people go for vacation rentals. I live here so I can tell you first hand. Take a flight and see.

Natalija V. It is going to take some work to find a nice property that would attract AirBnB clients for under 200k. Boynton Beach is going for 250k. Royal Palm is a bit cheaper but it is also further away from the beach. I would suggest doing some research on AirBnB to see which city have sold out rentals. My guess would be West Palm Beach, Delray Beach, Boca Raton and Jupiter. Please pm me and I'd be happy to discuss this further. Thank you Tiffanie Vendryes

Who is the agent or turnkey company you are working with? Please let us know so we stay away. I know a lot of French are investing in Detroit. Your best bet is to contact a lawyer. Send the contracts to him/her and they will let you know what legal action you can take.

In addition to Ford coming in and investing. Dan Gilbert has also spent $1.6B revitalizing downtown Detroit. Amazon going there too. Foreign investors from France, China and Argentina are buying turnkey rehabbed and rented 3/2 brick houses for 40k-60k in Detroit. Prices have gone up over the past few years. Downtown condos are 300k. There is definitely enough there to take a second look. 👀

It is absolutely legal to sell your home without the use of an agent. You can post on various websites to advertise. Getting a lawyer to handle closing and contracts is a great idea. Is this the first time you are selling your home?
