Welcome Manny Alvarez I agree with what's been said. Consistency is key. If you don't have funds to send mailers on a monthly basis then limit your mailers so you can mail with frequency. I've read/heard it takes 7-12 touches for people to respond. I send out 300 every month and I'm getting responses back from it.

Fred Heller How is Saginaw Township? Terry Adams mentioned that town on one of the podcasts. How much are single families 3/2? It it an area that demands quality tenants? How much are rents out there?

Hi,

I'm looking on my county foreclosure sale website and I see quite a few cases that are cancelled. Can you give me some possible reasons as to why they would be cancelled. I was thinking someone saw the property went to the owner and bought the property for the judgement price. Therefore the bank is paid before actual foreclosure sale date and the county cancelled the case. Are there other possibilities?

I've been thinking about looking at Orlando, Tampa or St. Pete but PSL is closer. I will look into and Palm Springs/Lake Worth.
