West Palm Beach Florida Area / Marketing ?s Introduction
Hello Everyone My Name Is Manny A This is Day One On Bigger Pockets and maybe my second week of my real estate investing career.
I'm Originally from NY I Live in South Florida Now.
I've been Obsessing my self with all REI information For the past 3-4 weeks indepth ,been interested for about 4-5 years waiting for the right moment to move forward .
I'm Aiming for Real Estate Wholesaling then eventually aim for steady cash flow with rentals and continue wholesaling as well.
my main goal is to progress financially and Grow.
I'd like to build an extensive portfolio by 30.
I've come here today looking for help with a
Postcard Mailer to deal ratio
I've setup a simple " I Want to Buy Your House Cash "
Postcard I haven't purchased it yet awaiting second opinions (from anyone who is willing )regarding amount and overall success with the specific design I've chosen.
So I've read the average amount of mailers that need to be sent out to eventually funnel a deal
Is in the range of 1.5K -3K mailers a month to squeeze out 1-3 deals if your lucky
In anyone's opinion dealing with the upper south Florida area would 1.5-2K mailers be enough to generate enough phone calls Using a Pre foreclosure
Default List off list source to generate at least 10-15 phone calls hopefully leading to at least one deal
Before months end ish
I have a limited budget and I'd like to play whichever marketing technique would generate the best chances of closing my first deal.
So my main question is
-How Many Mailers Minimum would be enough to generate a deal with a pre Foreclosure lead list.
I'm sure more questions will arise but I'll cross that bridge when I get there.
