Oak Park, Illinois A class neighborhood has a diamond in the rough fo. The only property right now for sale as low as $250k. Brick bungalow can be expanded to a two story adding more value. ARV comps are $410,000

Hello 

Does wholesaling only work with cash buyers. I am getting ready to write an purchase contract with the attempt to assign it or wholesale it. However I am curious about the end buyer and their financing. Will their lender allow this to happen> Should I only be looking for cash buyers?

I just bought my first direct mail list. YAY!!!! Im on my way. My question is how oten should you mail to owners without appearing annoying or harassing? Once a month? Every 6 weeks? 

I would really appreciate your feedback.

Hello Fellow BP Partners, 

I am getting ready to set my budget and get my toes wet with wholesaling. I have listed to several podcasts and on average investors tend to spend a hefty amount on direct mail marketing. Well I am going to start out small due to limited funds. My question is, should I spend at least #100.00 on direct mail marketing every month or should I use this $100.00 to pay for 3 websites? The websites will be a general website, seller website and a buyer lead generting website? What are your thoughts? I think I know which way I am going to do but I want some feedback and bounce some ideas of the investors.

Im curious is hard money lending strickly for rehabs and flips? I know hard money is short term financing but what if the property is bought at a discount and needs no work? Can I get a hard money loan to finance until I find the C Buyer?

Ravi I heard this before in one of the BP Podcasts on how to simply sell the LLC. Starting out as a newbie this would cost me money but is a good technique thanks for mentioning it once again.

I have sold short sales as a Realtor and do recall the "no assignment clause" but as you mentioned the sellers lender may make me keep the property for a certain amont of time. I would hate to get knee deep in this and have to back out ..soooooo I dont know which way I will go I might just turn it into a listing instead of trying to buy it as it appears to have a lot of red tape.

Hello BP Family, 

I have a meeting with a seller this week who things they need a short sale. Is it possible to wholesale a short sale or will i have to use transactional funding as a means of closing the deal? 

I believe the lender is HSBC and most short sale addendums say that that the conttacts cannot be assigned. 

Help me before I put my foot in my mouth .

hello BP Members, 

I am excited and delighed that i have found this community. I have been practicing real estate as a Raltor for the past 12 years and is now switching hats to the investor side. What are your thoughts on investing in neighborhoods that have crime? They have the cheapest properties but may nnot be the easiest to flip? Looking for some suggestions, I am thinking I shold stay away from these but I am not sure. What are your thoughts? I am looking to begin wholesaling until I am able to build capital to buy something that I can hold.

My name is Tiauna P. of Chi City Property Solutions. I am looking to build a network of fellow investors, rehabbers and anyone else who loves Real Estate like i do.
