Hello BP. Long time no see. I am about to rev up my wholesaling business 10 fold and I am looking for a virtual assistant (preferably a cheap one) to well, assist me. I was wondering if any of you guys had any good suggestions on where to start to search for one. Also what is your take on the whole VA thing? Good idea? Bad Idea? Does it really save time?

I am very close to receiving my real estate license. The only reason I am getting my license in the first place is to have access to the MLS for REO deals. I am a bit confused about one thing, are Realtors weary of Realtors who are only looking for investment deals? Also, will writing up offers with myself as the buyer be a problem for the seller's agents? Bascially I want to know if I will run into any trouble or road blocks of any kind as an investor/Realtor?

I am a little confused about using my tax assessors website. I was directed to two different pages to look up property information, and I don't know which one to use to search the owners information. I just got a cash transaction list from my Realtor and I am trying to find the buyers, but they're information is not coming up. When I put in the address of the sold property, no information comes up. You can take a look yourself... here are the links:

That's a great point J. Scott. In the beginning I plan on doing most of the work myself with the help of Virtual Assistants. But as the revenue grows, I plan on hiring a full time staff to help me with everything.

PS I had planned on wholesaling and rehabbing to achieve that $3 million to $5 million dollar goal.

I don't take offense Scott. I absolutely see your point. And I agree for the most part, except that the realtor most likely took you to the worst of neighborhoods. You should check out this site...

wholesalemi.com

Those are one of the investors on my buyers list and the neighborhoods are great, and most of the houses are in great condition with very little rehab needed.

Congrats Josh..... We should all be thanking you for creating such a great source for information!! It save us beginners a lot of time and money!

I dont plan on rehabbing just yet. Sorry if I gave off that impression, I plan on wholesaling first... Wholesaling REOs so most of my time will be going into finding and analyzing great REOs with the bulk of my marketing work going to my virtual assistants.
