Its not fake, I fully plan on using the flash lender if a simultaneous close is not an option.

I had a company in mind, but when I went to their website, it states that they now charge for POFs. Do you know of any company that offers them for free?

I have a seller, and a buyer lined up. I need a free proof of funds letter as soon as possible. Can anyone help me with this task? Also can anyone recommend to me any great virtual title companies?

This is great advice Marcel. The only thing that is keeping me out of the game is my lack of funds to come up with an emd. My question is, is there really a true No money down strategy? And if not can I get banks to be more lenient on their emd rule if I offer to close within a certain amouny of time, say 6 days or less...

Im looking to invest in REOs. I hear that there is at least a $1000 deposit on bank owned homes. I figured to make my offer more inticing I could offer to close within 24-48 hours. Will this approach sweeten my offer or would I just be wasting my time?
