I see a few vacant houses (about 5 of them) in a nice neighborhood, they have the number to call for investors and landlords. I was thinking about putting them under contract and then calling the we buy ugly houses people (homevestors). do you think that would work?

Would I have to submit an earnest money deposit on an option to buy contract? Does it work like a Purchase agreement?

I had a question about closings. I saw in Nathan Jurewicz youtube videos that you can have your closing agent meet you at your house, where he signs the contracts. But if you do that, how do you receive your profits? Is it mailed to you or wired to your bank account? I would like to start virtually closing. I hear that you can just fax over everything if you don't really want to be there. But how do you receive your check?

What about when dealing with the actual seller themselves like an FSBO?

Yes. Please excuse the last reply. My mind was saying something and my hands were typing something else. Im not completely present lol. I meant is there a form that I need to submit a regular offer. If Im not going through a realtor (who usually handles this) then what form am I supposed to have in my arsenal?

I'm 20 and just started about 6 or 7 months ago as far as learning. I am about to wholesale my first couple of properties this month. I agree being young can have its advantages. I originally got into real estate investment to save start up money to go into fashion (opening retail boutiques) but now I find that I really enjoy it and can see myself creating long-term wealth within a very short period of time. It's strangely fulfilling to know that I can make thousands of dollars every day only working 3 to 4 hours a day and spending the rest at art school.
