I agree with Mike, be very careful on what your posting. Seek out the most qualified investors with long term track records and buy them lunch.

I am working in the outlying areas and have great cash flow on my deals. I am rehabbing these properties to I'm buying at wholesale prices. If you can find something you can put a bit of sweat equity into, you'll do well.
