New member from Oregon looking for out of state investing

Hey everyone I'm 25 years old living in Portland Oregon I'm looking to get into real estate investing, preferably buy and hold rental properties.  Due to how expensive the market here is in Oregon I feel like I need to look out of state to make deals. I currently have a full time job which makes this even more difficult. I'm willing to make this work and would like any advice on how to do so. Thank you very much.
