I will add that while looking to invest outside of LA it's very important to spend just as much time vetting the team along with the area. The right ground team will be paramount to your success and unfortunately there are a fair amount of bad operators out there. I have a first hand experience with a bad ground partner while investing out of state. I'd be happy to share my experience if you want some insight on pitfalls to avoid.

@Gulliver R. as you know these types of handyman are difficult to find. I’ve got a couple but we keep them very busy in our 5 parks at the moment.

@Gulliver R. I’ve got parks in Central and Northern Indiana. I would go to southern Indiana if an opportunity presented itself.

It appears I am late to the party here! I am a retired firefighter out of Oregon and was a Lt. at the time of retirement. I retired early with the help of real estate. Currently developing multifamily on the West Coast (self storage and apartments) and buying value add mobile home parks in the Midwest. The first fund I setup was called FireFund and was with my fellow brothers and sisters in my department. I'd like to open those opportunities up again at some point to other firefighters so they can learn multifamily investing and it's encouraging to see so many first responders in this thread.
