@Nathan G. In reference to your response on self storage. You are correct that finding deals is becoming more difficult, especially with a value add type asset. For this reason we have chosen to build from the ground up and currently have a 700+ unit designed for Portland OR. There are options to retro fit existing buildings as well. @Nathan G. we're in both multifamily and storage builds. The storage arena is underserved in quite a few markets and we're able to go both ground up and are also looking at conversion of big box stores that have gone out of business.

It depends on the remodel your looking for, but they are extremely expensive and will be several thousand just for a refit of a tub. For a rental I would find a local reglazing expert and you'll save plenty of money by just making the tub look new. You can get a new surround at a big box store for $300 and have a contractor install.

I just moved to Indianapolis in July but was a West Coast investor investing out of state prior to the move. The very best investment you can make is to fly out and vet the market, neighborhoods, property management, and ground team.
