@Adriel Hsu Many Thanks for a great post. I particularly appreciate your detailed cost breakdown; I found that very informative on how a REI deal actually works. I am also impressed that you took on such a big project for your first deal. Way to go!

@Scott Fain What is the rental market like in that area?  What monthly rental revenue is possible, assuming the property is clean?

@Timothy Tooker  Thank you for your feedback.  That is what I was suspecting. I understand that I need to add value with renovation to achieve my goal.  I am about to do more detailed research myself, and would like to pick your brain some further, once I have done my initial study of the region.

I am based in California and looking to make some new investments in Washington State / WA, ideally within 1 to 2 hrs form Seattle.  I am looking for sub $100k rentals, single family or small duplex, for profitable cashflow.

Any recommendations for which areas or neighborhoods I should focus on? Or how I should go about doing more research on it?

I am also interested in partnering with locals.

Many thanks,

Leo,

Many thanks for sharing your journey. That is very inspiring, as I am just at the beginning of the same trip. Currently reading as much as I can, and spending every moment I can spare on BP.

Cheers,

Leo,

Thanks and congrats on "taking the plunge".  I am still early in my research, and I am currently looking nation wide for the the best area to focus on.   Any particular sources or approaches you would recommend for this research?

Best,
