Okay so it would be beneficial to just advertise it for 3400 - 3600$. 

And one tenant because you never know how people will feel about a stranger living on the same lot in their backyard. If it was rented to two different tenants separately. It is a little different than a duplex.

So I am a little confused on to how a Single Family home with an ADU would potentially rent out.

I am calculating one right now and it would not work if it were to rent out as just a SFR from the comps in the area. But it would definitely work if they both were rented out separately.

Could it be rented out with a combination of both for EX: SFR comps go-between 2400-2600$ Granny Flat rent between 800-1200$. Estimated mortgage 3200.

Would it be possible to just rent out the house as an SFR for a total of 3400-3600$? Or Rent them out separately ?

Hi everyone, i understand the idea of the BRRRR strategy. But not exactly... I get you can buy it whatever way necessary whether it be conventional, hard money, or private money. And then rehab or renovation process with contractors, can the costs of the rehab be put into the loan as well? Next is renting which is self explainatory, but the refinance part is what kinda confused me.

So lets say i used hard money and they financed everything and the costs was 100k. After i refinance the loan came back and the property was worth 200k. Does the bank or whoever you refi with pay the hard money lender back and then you cash out or leverage the rest? How does that work exactly? And doesnt refi's usually increase the mortgage payment as well or no?

Looking to bring together a couple of people to really be accountable for each other. I currently live in San Diego and am searching for my first investment/primary home property to house hack. BP created one for me after i purchased the 90 days of intention journal but the people in the group have not even introduced themselves in the past month. So I just want to find anyone who wants to take action and is eager to get their first deal together whether you live by me or across the country WE can do this!

So i am looking into buying my first primary residence/investment rental property. I am trying to decide if this is a potentially good deal in my area. I live in San Diego and this particular area the comps for single family homes ranges from 400-500k. This Duplex is a 2-1 and 1-1 but it looks like it has not been renovated for years... it was built in 1959 and is not totally trashed just outdated. What do you guys think?

I am new to real estate investing and am wondering if it is a good idea to get a foreclosure house as my first house. I live in San Diego and foreclosure houses are extremely cheap. How does funding foreclosed houses differ from non-foreclosed houses also? Thank you so much for everyone's input it is much appreciated.

Yes so my realtor did as much comps as he could and came to a conclusion it was in the price range of 595$ to 615$. And I would live in this property for at least a year and would like it to be a rental property.

Hi guys so I’m thinking about buying this property to live in and have as an investment in the future. It’s a 4 bedroom 3 bath 2600 sqft House. The seller is asking 600-620k for it. Which I think is a good deal for San Diego and with the same specs on houses in the area. It’s been on the market for 65 days and his original asking price was 689k do you think this is a good deal or no,
