BRRRR strategy to get started investing.
Hi everyone, i understand the idea of the BRRRR strategy. But not exactly... I get you can buy it whatever way necessary whether it be conventional, hard money, or private money. And then rehab or renovation process with contractors, can the costs of the rehab be put into the loan as well? Next is renting which is self explainatory, but the refinance part is what kinda confused me.
So lets say i used hard money and they financed everything and the costs was 100k. After i refinance the loan came back and the property was worth 200k. Does the bank or whoever you refi with pay the hard money lender back and then you cash out or leverage the rest? How does that work exactly? And doesnt refi's usually increase the mortgage payment as well or no?
