400-475k duplex for sale! should i buy or not?

So i am looking into buying my first primary residence/investment rental property. I am trying to decide if this is a potentially good deal in my area. I live in San Diego and this particular area the comps for single family homes ranges from 400-500k. This Duplex is a 2-1 and 1-1 but it looks like it has not been renovated for years... it was built in 1959 and is not totally trashed just outdated. What do you guys think?
