@Will F.

This is my first mailing campaign, and it is mostly just to test the water. Sorry to hear that it hasn't worked for you in the past.

My wife and I have spent the last could days driving around our neighborhood looking for properties that are damaged or abandoned. While driving around, we noticed a trend that 40% - 50% of the houses we wanted to send a letter to didn't seem to have an address posted on their property. Has anyone else noticed this before? Do you think that it would be worth the effort to track down their address and send them a letter?

Hey everyone! I am trying to locate and network with a few wholesalers in my area. I am looking for wholesalers who primarily get their leads from sources other than the MLS.

Hey everyone! I'm about to start my first direct marketing campaign in Channelview (Houston) Texas, and I wanted to know how other Houston wholesalers have found buyers for their properties. Have you met people on BP, did you find them through word of mouth, or maybe through a REIA?

@Carrie Herrmann

I'm not an advertising expert, but you should do whatever your competition isn't doing. This only holds true to a certain degree, but I would think that a church bulletin could be a great place to advertise if there are not a lot of other realtors already doing the same thing. You don't want your ad to be just one of many advertisements for realtors.

My fiancee is a realtor and a property manager, as myself, I mork for an investor friendly mortgage company as a loan officer.

What mortgage company do you work for Sohrab? Sorry for the dumb question, but what is different about an "investor friendly" mortgage company?

Hey Thomas,

I currently own 5 properties in the Channelview area. There are some cash flow opportunities just keep your eyes open.

Thanks Kevin! If you would like, I can pass on any leads that I don't have the resources to pursue.

If you find out anything not on the MLS we would definitely be interested.

Kevin, I'm not currently looking on the MLS. My wife and I have been driving around our neighborhood and we are going to send letters out to a few of our neighbors.
