I'm looking for recommendations for a property inspector in the Houston Texas area. I am looking to make an offer on my first property, and I would prefer to not use the person the agent recommends. Thanks in advance!

Hey Shawn, I did find the property online today. I didn't notice anything about this property going to auction, but the listing did have the price he told me about. I am supposed to go look at this property tomorrow, and then I will have a better idea how much it will cost to fix up.

I guess that's why I am on this site! I would have never considered the costs associated with evictions when determining the rent due date. Thanks for the information Nancy.

This might be a dumb question, but why does the rent have to be due on the first. If you split your tenants in half and had one half pay on the first and the other half on the 15th, you could greatly reduce your stress.

I don't know exactly. When I got a hold of the agent over the weekend, he said that the property was not for sale yet. He said that he would keep an eye on it and let me know when it goes up for sale. A couple days went by and then he sent me a message today saying that the listing price was $22k. That made it sound like it is actively for sale, but then he said that it would be auctioned off online. 

This guy hasn't been extremely helpful, but I guess he only stands to make a couple hundred dollars so I'm sure he has more profitable ventures.

When you say face to face, are you saying that you just knock on their door? That seems intimidating! What do you do if they ask you why you picked their house and is it weird if they see you go to their neighbor?

Thanks for taking the time to comment. My understanding is that the bank has already regained possession of the property. I didn't really even consider the fact that this guys commission was based on the sales price (although now that you said it, it seems obvious).

Hey everyone, 

My wife and I have been keeping our eye on a house in our neighborhood that was foreclosed on several months ago. I finally got a hold of the realty company that is managing the property for the bank, and I need help on how to proceed. The realtor said that the bank plans on auctioning off the property, but he said they will probably consider a full price offer prior to the auction. I don't really know how to proceed from here, so any advice would be greatly appreciated.
