@Marcial Pimentel yes you are correct. Stay away from neighborhoods that are stagnant or depreciating. I also agree with what Chris said and like to keep my rentals under 200k all in. I prefer to purchase value add properties with BRRR method.

@Marcial Pimentel I would be cautious in some of the newer neighborhoods north of 10 and make sure you really evaluate the appreciation rates in surrounding neighborhoods if the one you’re looking at doesn’t have a couple years of sales. I personally like 77493 and 77450 for my Katy rentals. I have several in 77449 but have experienced lower appreciate rates than I’d like and am working on selling those and picking up more in the other zips I mentioned.

@Taylor Stubbs I flip in Houston and am very cautious when it comes to purchasing flood properties. I would advise to do your homework. Some properties have flooded multiple times and I would highly suggest staying away from those on your first flip. Some neighborhoods are selling better than others. Considering it's been over a year since the flood anything on the market has obviously been sitting quite a while. I would pay close attention to what extent they were re-mediated. If you can find one with a TDI certification already in place that would be a plus. I was lucky enough to be able to sell all of my Harvey flips under 31 DOM and at pre Harvey ARV but I think a lot has to do with me really doing my due diligence, not jumping the gun on the purchase, and really studying the neighborhood as well as using adequate finishes. @Farida Hussain Not a good target area in my opinion.  There are 18 active rentals, not one has leased in the last 30 days, rent rates start at $1650 and the lowest priced listing on the market is 209k. There are also 67 active listings for sale and tax rates are much higher than other areas of Katy.

I am seeing the same on my end depending on price points. Anything under 200k is still moving pretty quickly but am definitely seeing homes in higher price points take longer to sell. Considering the shifting market and rising interest rates if you see something you like and can get a good deal I'd take advantage of it. 

It is rather difficult to purchase multifamily in Katy that cash flows unless its off market and you source the deal yourself or just get lucky.  Anything I am seeing from wholesalers or listed on the market doesn't make a lot of sense.  I am no expert when it comes to multifamily so don't take my word for it though.  Maybe some MF Investors experienced in the Katy market can chime in??

I have several in Memorial Parkway, sundown glen and West memorial in particular. I primarily like 77450 zip for rentals but will purchase north of 10 and south of clay if it hits 1% and schools are decent.

I agree with @Erica Castro. Katy and Cypress are two areas with good school districts and good appreciation.
