I focus on some of the older neighborhoods south of 10. You will find they are zoned to good school with lower tax rates. Check out west memorial, memorial parkway, Nottingham Country. These neighborhoods are also shorter commute to Houston when considering roommates that may work in the city.

I have flipped several and have got TDI mold certificates on all but as mentioned above by @Andrew Taylor it is something you do when it is still at the studs, not after rehab.

@Jaime Guerra Katy TX is definitely in high demand for rent depending on the school the neighborhood is zoned to. All of my rentals are in Katy and I own a real estate brokerage there. I’m happy to give any advice or insight if needed.
