In Harris County the sheriff sale auctions both tax and hoa foreclosures. Redemption periods and lien priority differ.

Purchase Price= 115k

Repair Costs= 65k

Holding Costs=7k

Sales Price= 245k

Katy Tx Fix & Flip

We called this the Cat Sanctuary.  The previous owner had 35 stray cats living in the home with him. He had cut holes in the ceiling and hoisted boards so they could freely roam the attic  at their leisure so you can only imagine the lovely aroma.  

Purchase Price= 115k

Repair Costs= 65k

Holding Costs=7k

Sales Price= 245k

I've flipped two first time flood homes and sold them at 100% pre-Harvey ARV. I think it depends on location, quality of rehab work completed and if the home was properly remediate (TDI certificates, etc.)

I've sold two first time floods. One sold at 100% pre Harvey ARV and the other sold for 10k over what it was appraised at day before Harvey hit. I don't have experience with homes that have flooded multiple times and I've heard numbers ranging from 7-30% reduction of pre Harvey value in some areas such as Meyer land, Jersey Village, etc.
