I'm guessing it's an owner Financed deal?

OK, it was quite dramatic for my first deal 1/2 done. Seller called, went to house and offered her $90k she refused. She called back the next day saying she'll except. I went back with signed doc and the 30 day due diligence began. Tried to sell/wholesale and realized NO ONE was biting, It was not a deal. I told her I needed more time to find buyer, but she said NO I just want out. I did find a retail buyer, through the but couldn't double close in time. So renegotiated price to just get her out of house and move, I did title search, found a lien had quit claimed house to me, for $5000 above payoff, totalling $77k and added me to person who can deal with mortgage company. Fast forward, I have it under contract for $120k scheduled to close next month. Fingers crossed........

Wow, I can't believe it, I had that post sitting there since October 10th. I just read it and hit send ANYWAY. So let me fast forward. I have since made offer and closed on the house I asked for suggestions on above. LOL She actually owed $72k and I bought it for $77k I presently have a contract on the house for $120k but putting $5k in updating/renovations. The women wanted OUT and held on to my postcard until she was ready to call. I was her savior, and she was mine.

@Patricio Pace Vacant and Absentee. 1 cussed me out and told me to take him off list, 1 women was confused about where I got her info. and her husband was not around to discuss it. 2 no answers on return calls yet, 1 is investor and not interested in selling, 2 have shown some interest, one is out of town and said they would call back when they got back and the other told me to make offer. Haven't made offer yet. She owes $85k-$95k house worth $130k retail. Any suggestions?

Buyer has come around, and agreed to lease option until I put finance together or sell it. She willing to ad me to deed with cash in her hand, so I had title ran, a lien popped up, I called about lien they offered to talk with me, and negotiate with me AFTER I acquire the property. I immediately called the owner/seller and she told me to take that amount off and some for my troubles. My end buyer is in qualification stage, wants the house and willing to give cash down now. How can I structure both names on deed, and sell to my end buyer?

I actually have an end buyer who wants to buy it, but time is of the essence. Even under a (wholesale) contract, a conventional buyer doesn't work due to Seasoning? Correct? Can count on buyer to give me anything IF it was doable in time. I'm open.....

Seller wants out, she's planning to move and allowing NO time to work anything out. She's willing to walk away and leave equity in property. 2 months behind on mortgage. I was thinking cash to her and quit claim as an option. Any suggestions?
