Wow, I can't believe it, I had that post sitting there since October 10th. I just read it and hit send ANYWAY. So let me fast forward. I have since made offer and closed on the house I asked for suggestions on above. LOL She actually owed $72k and I bought it for $77k I presently have a contract on the house for $120k but putting $5k in updating/renovations. The women wanted OUT and held on to my postcard until she was ready to call. I was her savior, and she was mine.
