You guys are all on the right track. I would keep on this site and post OFTEN and make connections here then build them offline. I would also attend those meetings. Connections are the name of the game. Start looking for big people to shadow and work for them for free just so you can learn. The more you learn, the more you can create money. Then money doesn't become such a problem. Good luck!

I would follow @Zack Karp and @Leo Kanell advice. Do your homework, what are you willing to do? It is a great problem to have be also be careful and guard against who you tell your problem to. Everyone will have a "wonderful" idea of what to do with it.

Personally, if it were me, I have a few 16-unit MF I am looking at now. That would be my down payment for those if I had that available right now. Thats just me. Good luck!

Nice, well, build and cultivate that database FIRST. Get some communications systems in place and how you will continually communicate with them. This is HUGE and what 99% of agents (and sales people) dont do.

Generally the benefit of an FHA loan is lower standards to qualify and a lower down payment. Every lender will have some different tweaks to their loan products and maybe some of them can chime in with what lenders can offer.

Yup, can be awesome areas as most have said. I would just study up on restrictions you may run in to or tax issues, etc..
