Personal Development!!! All day every day!! Haha but seriously. You just need to keep focused. Laser-like! People don't want you to go out and become something. They are also scared themselves to do it and would rather everything just stay comfortable. But, in reality most people do it because they care. They don't like seeing people get hurt or fail. Welcome @Arteshia Darby! I would say that @Steve Vaughanis probably not far off base. I am not opposed to JVs so much as you just have to make sure the agreement is outlined well through a third party (lawyer hopefully.) Depending on the size of the deal that wholesale fee may be nice enough to just cut and run and play in your own backyard like Steve said. Good luck!

Ya, I love @Lesley Resnickapproach right there. Thats thinking out of the box. You basically cut to the chase and cut out all the "transaction" work, fees, etc.. But, I would suggest having an attorney draft up an agreement outlining all of this. In the end he would still own the house and you don't want him cutting and running after you do the rehab for him on HIS house. Good luck!
