is it a good idea to buy around college towns in michigan

I'm new to buying and selling houses but I would like to know it's a good idea to buy houses around college towns! I ask this question because my niece goes to Michigan State and pays a ton for the rental of what I think is complete junk! I know you will pay more but you will also get more and have no problem renting them out or selling flipping whatever!

Michael I own 50 properties around Eastern Michigan University and it has worked out well.  There is always a influx of new renters which keeps rents very stable and occupancy strong.
