Check out the most recent newsletter about the 2% rule. It's a good resource to have in your mind but I wouldn't blow everything up because of that. Remember, they are rules of thumb. Not sure things. It just gives you something to quick analysis on. Once you have properties that meet most of your rules then you dig deeper. Hope that helps!

Tell EVERYONE what you are doing and what you are looking for. Create an army of walking billboards. Start friending real estate agents and tell them what you are looking for. Or you could start mailing. Infinite ways you could go about getting off-market deals. Good luck!

How did you price it to begin with? That's the question. Did you talk to a Realtor to help you do a sound analysis on it? I would start there then you can talk strategy.
